How do I proceed?
The vacation homes we are seeking may be on mainland Greece or on one of the famous Greek islands (Aegean, Ionian, Dodecanese, Cretan, Karpathean). We do not feature rural apartments, unless these are beachfront and have a separate entrance.
Please contact us and send relevant material only during the Oct-Feb period about your property. During other months we do not process new entries unless we have specific requests. Homes that fulfil the following criteria are eligible to apply:
- are autonomous, free standing villas/houses
- are close to the sea/beach (within 10 km distance) AND/OR have an unobstructed sea view
- are complete and are fully furnished with taste, style and quality furnishings
- provide guests with electricity, water, housekeeping, linen & towels
- has a valid AMA/MHTE/EOT license number
- hotels, apartments and studios rooms for rent are NOT eligible. Villas in complexes or in hotels are welcome only if they have independent entrance and living areas
- we do not feature urban apartments
For an initial appraisal of the quality and value of your property we will need to receive first some pictures and a very brief description. We do not promote all properties we receive for review.
To proceed to promote your properties, we will then need:
- Your signed Agreement to our Terms of Collaboration by fax or scanned (download)
- Detailed descriptions of the villa in English, one for each property, if different in size and equipment (download attached pdf form)
- photos, 24-36, horizontal, high quality, preferably professional, 2000 pixels across minimum (via dropbox, wetransfer, google drive, etc)
- a brief description of the villa in English, a virtual tour, top features included
- f you are managers and not owners, we need some written proof of such an authorisation (contract of sublease or other), including the signature o the real owner and statement to which bank account rental money will go to (Bank, Account Name, IBAN, BIC) )
- official retail price list for the whole year, gross (retail, customer rate as appears in all platforms where featured)

Our advertising fee is based on actual bookings and the first entry to our platform is FREE. If subsequently you decide to suspend or delete your property, to re-enter a processing fee of 125 EUR applies.
THE LEGAL FRAMEWORK
As of September 2018 and by Law 4446/2016, short term rental owners are required by Greek Law to obtain a registration number for their properties (AMA) in the Tax registry Public Revenue system (AADE). Our platform is an international advertising vehicle and though we do not fall under Law 4446/2016 concerning long term rentals as owners sign the rental agreement directly with the guest, we will ask for your AMA/MHTE and display it.
Owners, foreign or Greek, are required by same Law to declare relative incomes to the Greek Tax Authorities via the same platform and observe maximum cumulative days of rental as described in the Law (60 or 90). GV4R is not responsible to declare your income or will not disclose any information about it unless illegal activity has been proven to take place at the premises of your property or it is asked by an official Court Order.
Note finally that Greek Law dictates that if ANY services (cleaning, meals, chefs, etc) are offered within the accommodation, it is considered a commercial activity susceptible to VAT and by Law this activity has to be done in a framework of a legal entity. Be warned that failure to comply any of the above can lead to significant fines to owners and in no way is our platform liable

Villa is beautiful and just as pictured in the photos! We rented all three villas for the week for our anniversary celebration and it was the perfect gathering place for our family! It is quiet, private, sitting on the top of a hill with fabulous views! The drive up the hill is a little steep but you get used to it and it is well worth it! Great location: just a quick drive to Naoussa, grocery store, bakeries, coffee shops, wineries, beaches, etc. It was super clean and communication with the villa manager and owner about the check-in/check out process, the caterers for our event and throughout the week in general were great; very professional. Note that it is not air-conditioned, which was fine most of the time because of how it is built and that it cools down at night, but depending on the time of year, the downstairs bedrooms may get a little warm. All-in fabulous stay, great experience and we would do it again!

A perfect house on a perfect bay with perfect hosts - if you still want to enjoy this, you have to hurry. The Cycladic island of Kea is not yet overrun by tourists and who knows himself as a guest of Ruth and Michael, is simply a lucky person! This incredibly romantic, wild spot on Kea not far from the mainland keeps what it promises. Villa Aperon is situated in a great location with breathtaking views. The interior is spacious and stylish. It offers every comfort: well-equipped kitchen, top mattresses, fans, air-conditioning and working showers (incl. outdoor shower). There is also a barbecue on the wind-protected side of the house. Everything is in top condition! In addition to all the amenities, we also enjoyed the great privacy with caring attention from the hosts Ruth & Michael. They gave us tips for restaurants and excursions to match our tastes. The sunsets and starry skies without light smog are simply unique. We saw so many stargazing that we almost ran out of wishes ;-)! Simply perfect vacation in a perfect place! Thank you very much, Ruth and Michael!

An incredible slice of Heaven!!!
Seven years ago my wife and I were sailing and encountered this idyllic cove where we sheltered from the meltemi wind.
We enjoyed the location so much we vowed to return and found Maria Beach House, a delightful two bedroom bungalow just steps from the beach.
We have vowed to return again and hope that you have opportunity to rent Maria Beach House from Michael and his wife, wonderful hosts.

When looking at the view, you tend to think there aren’t many more beautiful places on earth. The house and land themselves are excptional and allowed our whole family to spend some relzing time before going back to normal lives.
Eveyone is happy to have discovered this place, wishing we had been here during warmer times in order to enjoy even more of the beautiful landscape, garden and sea.
One last word, but maybe the most important - the quality of the service provded by our Chef and his team was no less than perfect and is for sure the thing we will miss the most back home.

What a fabulous house and what a fabulous location! We felt as if we had exited the modern world without giving up any of life'S luxuries. Time seemed to slow down in this fabulous house, which remained remarkably cool in the searing Greek heat. Unrivalled views over the Aegean towards Attica, enjoyed from the comfort of luxury sun loungers, and a shady terrace that was an invitation to read and relax. We particularly liked the proximity to the sea, so close and so transparent that there is no need for a pool, and with a minimarket just minutes away we felt independent yet part of this magical island. Kea is a step back in time, so close to Athens, yet a wonderful feeling of privacy and isolation that we were looking for. The island itself begs to be explored, with ancient ruins and hidden coves. Finally we were lucky enough to have the villa owners staying next door in their lovely villa, and their help and guidance was essential in making our holiday unforgettable. We will return but this time as friends!

My wife and I stayed for nearly three weeks in Villa Thymari in September and October 2014. The villa itself is delightful. It was perfect for two people but could easily accommodate four. We'd recommend it to anyone seeking solitude and seclusion; it's perfect for reading and swimming, given that you are a walk from a beach that is effectively a private beach for residents of Kastellakia Valley. Kea itself is a wonderful and unusual island, with the port of Korissia, the capital of Ioulis and the archaeological site at Kartheia the three places you must see. It's a mountainous island, though, and you need a four wheel drive car to explore it fully. There are many beautiful walks to be had but you have to be prepared to drive to them. As for restaurants, Magazas in Korissia was our favourite.

A truly luxurious villa, to the highest standards, ideally located 20min from the airport and 10min from Corfu town, and in close vicinity to supermarkets and restaurants. The villa is spacious and fully equipped down to the very last detail, rooms are beautifully decorated, each bedroom has its own bath and toilets. Outside area is marvellously kept and the pool is amazing (also has outside shower and a kids section!). The villa is located on a private secluded section of the beach and you have a quick and direct access from the garden. The hosts were very responsive and accommodating and they made the villa feel like our home away from home. They genuinely made sure we had everything we needed: provided us with great recommendations of where to go in Corfu and what to do, gave us great tips about the best tavernas and beaches, arranged a boat for us and even came to pick us up from the airport! We were very lucky to stay at the villa and we can't wait for the next opportunity to come...

Quando la realta supera la fantasia... avevamo sempre sognato un posto cosi e addesso l'abbiamo trovato! Perfetto per la piccola Emma che ha imnparato a scalare senza salvaggia (qualche consiglio di Stephanos e stato utile) e quasi nuotare. Perfetto per noi che partiremo nel cuore questo luogo magico!
